Since you are devoted members of the A&E community, we’d like to let you know of some changes that will be taking place on our network discussion boards. Coming this October, we will be moving the A&E discussion boards to an easier, more flexible platform. This exciting update will allow us to improve and expand your experience as a user with improved board functionality and robust member profiles. When the new community is ready, we will be turning off the ability to post here, but you’ll still be able to read the current boards. We have also set up a forum where we’ll be answering questions about the upcoming transition.

If you can find the deal, the money will follow. Even if the only thing you get out of it is an assignment fee, at least you'll have made some money. I would worry about the financing second, and focus your energy on finding the deals. Seriously, once I had a few deals under my belt, I had people offering hundreds of thousands of dollars in capital.

how good is your credit? How well do you know the bankers? and do you have any investors? those are all big questions that need good answers. you are going to need accounts set up at lumberyards and other suppliers. You can not do much with out supplies. Being in the realestate business, you may already know people who invest in realestate. Dr's, lawyer's and the like. All you have to do is get a good business plan going, and i can help with that if needed. same name at yahoo.com. check with the small business administration in your area. see what they have available. good credit is going to be a must or an unlimited credit card. but the interest will eat you on that unless you can flip the house fast.

I am a young lady who has been working in the real estate field for 10 years and am pretty knowledgable about the business but have no cash to begin flipping. Is it possible to form an LLC and get a business loan? Has anyone else done this without cash up front?
