Connie, I would have to agree with you on going to the tax office. I am in Galveston County, TX and The Tax Office is really friendly and willing to help you find what you’re looking for. I believe they put out a list of houses that are to be auctioned on the first Tuesday of every month. You can get a copy from of the list for a few bucks. Most properties sell for a little over the taxes owed. Every month there seems to be more and more investors out there looking. Find one you can do easy and cheap. See how that goes then go for bigger and better. Connie, if you got any ideas out there South of Houston, I’m all ears. Would love to share thoughts, ideas, and property tips. I know of a few rights now that I can’t get into because I am currently deployed with the Army for the next 12 months. Glad I was not in the middle of a flip. Would have really hurt me. Just starting in the game and can’t afford any big mistakes…

Maybe put an ad in the paper saying you are interested in purchasing houses. Maybe word it like "Are you having difficulties paying your mortgage note? Would you be interested in selling? Let me help!" Or something to that affect. I really haven't thought about it.

So, how do I find those owners who are in distressed situations? Any suggestions?

Around here, they go to the County Tax Asseror/Collector. They are able to get houses for the price of delinquent taxes. Sometimes that is less than 2,000. The houses are usually really fixer uppers, but not so bad they need to be condemed. Good luck in Florida!
