We looked at a number of mobile or manufactured homes when we wanted to live in AZ, but didn't like the houses we saw in the area we liked. Palm Harbor and Cavco homes are excellent quality homes and I think most contractors would be surprised. http://www.palmharbor.com/our-homes/gallery-of-homes/

I ran into an old client the other day. She told me that they are building a stick-built home on their property, because the older mobile home on the property (their home) will not qualify even for home improvements. They don't owe much on it, but the home equity line was declined simply because it is an older mobile home. Even FHA, won't loan them the funds, although the property itself, even without the mobile would cover the value. I do wonder about all the older folks out there who bought 10 years ago or so and think they still have an investment...

Stay away from mobile homes. You can find some goods deals at the local court house.

I have bought mobile homes simply for the land they were sitting on. Trash the mobile and build a nice 3 BR 2 Bath with a 2 car garage and you will do fine.

I did a mobile home flip in the eighties. It was a rundown place on an overgrown lot. After a lot of cleaning and hauling off of trash I sold it for a very good profit. I had to do what is known as a 'wrap-around-mortgage' (no bank would touch it), and of course there was a 1/3 acre lot that came with the home.

Mobile homes can be harder to get financing on because a lot of lenders don't like them. A typical lender will require a hefty down payment with a higher interest rate, making it tough to sell to somebody who isn't a cash buyer. There are some exceptions. I'd go talk to a lender about them first. Even if you yourself don't need a lender, a buyer probably will. You need to educate yourself on the struggle a buyer would go through, before deciding.
